Siding Replacement Cost in Atlanta (2026)

Reviewed 2026-10-08 · metro Atlanta

Replacing siding on a typical 2,000 sq ft Atlanta-area home runs about $9,000 for basic vinyl to $50,000 or more for premium materials and complicated trim. Fiber cement, the most common upgrade, usually lands between $16,000 and $30,000. These are typical metro Atlanta market ranges, not a quote from WS Painting & Remodeling. Your price depends on your house, your selections, and what is behind the walls.

What it typically costs

budget

$9,000–$16,000

Standard vinyl siding on a 2,000 sq ft home, removal of the old siding, house wrap, new trim at corners and windows, and standard colors.

mid

$16,000–$30,000

Fiber cement lap siding such as James Hardie, factory primed or prefinished, with new house wrap, flashing, and trim boards on the same home.

high

$30,000–$50,000

Premium prefinished fiber cement, engineered wood, or a mix of board and batten, shake accents, and stone or brick veneer. Extensive trim, replacement of damaged sheathing, and new windows trim details.

Ranges were set from a 2026 review of Atlanta-area and national pages (Angi Atlanta, Fixr, ContractorPlus, Homeyou). Atlanta figures cite about $7,775 to $16,359 around a $12,033 average, and $3.50 to $14 per sq ft installed. Fiber cement is cited at $5 to $14 per sq ft. Tiers assume a 2,000 sq ft home and are conservative working ranges. Verify against current quotes.

What moves the number

  • Material. Vinyl is the cheapest, fiber cement costs roughly 50 to 100 percent more installed, and stone veneer or real cedar are higher still.
  • Hidden damage. Water gets behind old siding and rots sheathing and framing. Many homes need some sheathing repair once the old siding comes off.
  • Wall complexity. Gables, dormers, bump-outs, and many windows slow installation and add waste.
  • Painting. Fiber cement that comes primed needs two coats of paint on site, which is a separate cost. Prefinished costs more upfront and saves paint later.
  • Trim and flashing. Window and door flashing is cheap to do right and costly to fix when it fails. Check that your quote includes it.
  • Story count. A second story needs lifts or scaffolding.
  • Permits and HOA approval. Re-siding generally needs a permit in many jurisdictions, and subdivisions often require approval of material and color.

How to spend less

  • Repair instead of replace if the damage is limited. If the siding is sound on three sides and rotted on one, replace that side and paint the rest. We would do a smaller job to fit your budget.
  • Repaint instead. If your siding is wood or fiber cement and in decent shape, a good exterior paint job costs a fraction of replacement and lasts 7 to 10 years.
  • Choose vinyl if your budget is tight and you want the lowest price. It is fine in Georgia, though it can fade and warp near hot reflective windows.
  • Pick primed fiber cement and paint it later, not prefinished, if you can handle the extra step. It saves upfront money.
  • Keep the same layout and trim style. Changing trim profiles and adding architectural detail adds cost.
  • Replace siding in the off-season. Fall and spring are busy, and winter may bring better prices.
  • Never pay for new siding over wet or rotted sheathing. A cheaper job that covers rot costs more over time.

Questions we get asked

Vinyl or fiber cement for an Atlanta home?
Vinyl costs less and needs almost no upkeep. Fiber cement resists fire, pests, and warping, holds paint, and looks more like wood, but costs more and takes longer to install. Both work in Georgia humidity when installed correctly.
How do I know if I need new siding?
Look for soft or rotted boards when you press with a screwdriver, bubbling or peeling paint that returns, warped or cracked panels, mold behind the surface, or rising energy bills. Single damaged areas can often be repaired.
How long does siding replacement take?
Usually one to three weeks for a typical home, depending on weather, material, and repairs. Fiber cement takes longer than vinyl.
Do I need a permit?
Often yes, especially if sheathing or structure is touched. Rules differ by county and city. Your contractor should know the local requirement and handle it.
Does new siding add resale value?
It typically recovers a good share of its cost. Siding replacement ranks among the better-returning exterior projects in national cost-versus-value surveys, with fiber cement doing best. Return depends on your neighborhood and the starting condition.
