What this job actually involves

Painting a business is mostly scheduling. The paint has to go on without shutting the doors, and the smell and mess have to be out of the way by the time customers arrive.

How the work runs

  1. 1 Walk the site and plan around operations We look at the spaces with whoever runs the building and agree on what can be done during business hours, what needs to happen at night or on weekends, and where staff and customers will walk.
  2. 2 Protect and secure the work area Floors, fixtures, counters and equipment are covered. Signs and barriers mark wet areas. Anything that could get damaged or that handles sensitive material is moved or sealed off.
  3. 3 Prep surfaces Walls are cleaned and patched, old wallcovering is removed if needed, and metal, drywall, block or masonry get the right primer. Scuffed high-traffic areas such as corridors and corners are repaired.
  4. 4 Apply coatings Walls and ceilings are rolled or sprayed in sections so the space is never completely down. Doors, frames and trim get a harder finish. Low-VOC paints cut odor so spaces can reopen quickly.
  5. 5 Exterior and parking areas On exteriors we wash, repair and recoat storefronts, block, metal and trim. Striping and curbs are handled if included in scope. Summer heat and afternoon storms get planned for.
  6. 6 Final walkthrough and punch list We walk the job with the property contact, list anything missed, fix it, and remove all masking and debris.

What moves the price

  • Total area and ceiling height, including open ceilings, ducts and exposed structure.
  • Interior or exterior, and the substrates: drywall, block, metal, wood or stucco.
  • After-hours or weekend scheduling, which changes crew hours.
  • Prep needs such as patching, caulking, wallcovering removal or mildew cleaning.
  • Coating type. Epoxy, high-traffic or specialty finishes cost more than standard wall paint.
  • Access equipment for tall walls, and how many phases the work is split into.

Materials

We use commercial-grade paints and primers matched to the surface, with tougher finishes on doors, corridors and other high-wear areas, because those spots get scuffed and cleaned constantly.

Questions we get asked

Can you paint while we stay open?
Often, yes, by working in sections and after hours. We plan it with you so customers and staff are not blocked. Some areas are better done fully closed or overnight.
How long will it take?
A small office or shop can be a few days. Larger buildings take longer and are usually phased. We give a schedule after seeing the space.
What about the smell?
We use low-odor, low-VOC products and ventilate. Spaces are usually usable the next day, though a faint smell may linger for a short time.
Do you paint exteriors and parking areas?
We paint building exteriors. Tell us what else you need when you ask for the estimate and we will say what we can handle.
Will you work with our property manager or landlord?
Yes. We coordinate colors, access and any building rules they have.
