Ranges were set from a 2026 review of Atlanta-area cost pages from several aggregators (Block Renovation, ContractorPlus, CostFlow). Their averages disagree widely, from about $25,000 to about $75,000 for a typical job, so these tiers are conservative working ranges rather than an average from any one source. Verify against current quotes.

What moves the number

  • Cabinets. They are usually the largest single line, often a quarter to a third of the budget. Stock, semi-custom, and custom can differ by $20,000 or more on the same footprint.
  • Moving plumbing or gas. Keeping the sink and range where they are saves thousands. Moving them means opening floors and sometimes the crawlspace or slab.
  • Taking out a wall. If it is load-bearing you need an engineered beam and a permit. If it holds ductwork or wiring, rerouting adds cost that never shows up in the finished kitchen.
  • Age of the house. Many Atlanta-area homes from the 1970s to 1990s have undersized electrical panels or outdated circuits, and a kitchen that adds appliances may force a panel upgrade.
  • Counter material and slab size. Quartz and granite are priced by the slab, and a large island can push you into a second slab.
  • Permits and HOA review. Cobb, Douglas, Paulding, and Fulton each run their own permit process, and many subdivisions require architectural approval before exterior-visible work.
  • Appliance package. The range between a $4,000 and a $20,000 appliance set is bigger than most people expect, and it is the easiest line for you to control.

How to spend less

  • Keep the layout. This is the biggest single saver. A kitchen with the sink, range, and fridge in their current spots can cost half of one that moves them.
  • If your cabinet boxes are solid and the layout works, paint or reface them. Good painted cabinets look new for a fraction of replacement cost. That is a smaller job for any remodeler, ours included, and it can be the right call.
  • Buy appliances yourself during a holiday sale. Contractors add markup to appliances they supply, and you can usually do better.
  • Choose stock or semi-custom cabinets instead of full custom. Pay for custom only where the room actually needs odd sizes.
  • Skip the tile backsplash on every wall. A backsplash behind the range and sink, with painted wall elsewhere, cuts labor and material.
  • Get three written quotes with the same line-item scope. A quote that is $15,000 cheaper usually leaves something out.
  • Do your own demo and haul-off only if you are confident in it. Do not touch anything that could hold asbestos or lead in an older house without testing first.

How long does a kitchen remodel take?
A cosmetic refresh takes one to three weeks. A same-layout remodel with new cabinets usually takes six to ten weeks, and cabinet lead time is often the longest wait, commonly four to twelve weeks from order. Layout changes add permit and inspection time.
Do I need a permit for a kitchen remodel in the Atlanta area?
Painting, new counters, and swapping cabinets in place usually do not. Moving or adding electrical, plumbing, or gas lines, or removing a structural wall, usually does. Rules differ by county and city, so confirm with your local building department before work starts.
Will a kitchen remodel pay for itself when I sell?
Partly. Mid-range kitchen remodels typically recoup a portion of their cost at resale, not all of it. Spending $150,000 on a kitchen in a neighborhood where homes sell at $400,000 rarely makes the money back. Match the finish level to what the neighborhood supports.
Can I stay in the house during the remodel?
Most people do. Plan on a temporary kitchen setup with a microwave, a hot plate, and a utility sink or bathroom sink for dishes. Demo and flooring weeks are the hardest, with dust and noise through the whole house.
What should a kitchen quote include?
Line items for demo, cabinets, counters, plumbing, electrical, flooring, paint, permits, and haul-off, plus an allowance amount for any item you have not picked yet. Ask what happens to the price if the contractor finds rot, old wiring, or a subfloor problem once walls are open.
