The stock is overwhelmingly suburban and built in one long wave — 1980s through early-2000s subdivisions off Cobb Parkway and Stilesboro Road, with Legacy Park and Summerbrooke typical of the mid-to-late-90s build-out. That means builder-grade exteriors aging on one schedule: hardboard and Masonite lap siding swelling and delaminating at the butt joints and bottom courses in Georgia humidity, early fiber-cement that needs real prep and re-caulking, brick fronts with sided gables and rear walls, and the synthetic-stucco and stone-veneer accents on the golf-community homes, which have to be checked for moisture before anything goes over them. These are repaint jobs on a cycle — chalked coatings, failed caulk lines and south-and-west sun damage — and the pressure-treated pine decks that came with the houses are due to be stripped and restained. Inside, the two-story foyers and open great rooms of this era read as high-wall and stairwell work, and the older subdivisions still have popcorn ceilings to pull. The exception is a small, genuinely old core around the downtown depot — wood-frame houses from the late 1800s into the 1920s, weatherboard and wood sash — that needs carpentry and prep before a topcoat, plus scattered 1960s-70s brick ranches near Pinetree with trim, soffit and eave repair of their own.
