Bathroom Remodeling in Villa Rica, GA
Villa Rica is the western edge of the service area, about 25 minutes from the shop and the last I-20 town before the metro gives way to rural Carroll County. The market splits in two: old wood-frame stock around the downtown core and the Fullerville mill village, which needs real prep and carpentry before any topcoat, and a wave of 2000s master-planned and newer-corridor subdivisions — Mirror Lake, The Georgian, the US-78 build-out — now reaching their first serious exterior repaint. That second half is straightforward exterior work on the same builder-grade siding and trim the crews are on every week back toward Powder Springs.

Bathroom Remodeling for Villa Rica homes
Two eras carry the work. Around the downtown core and in Fullerville — the cotton- and hosiery-mill village annexed into the city in 1956 — the stock is early-1900s wood-frame: weatherboard and clapboard siding, craftsman bungalows and small company-built mill houses, single-pane wood sash and deep trim, much of it over pre-1978 coatings that have to be scraped, carpentry-repaired and contained before a topcoat goes on. The rest is growth stock — Mirror Lake and The Georgian filled in through the 2000s and the US-78 and Dallas Highway corridor north of downtown is still building — so most of the city runs to builder-grade fiber-cement and hardboard lap siding with vinyl trim and pressure-treated pine decks. That newer wave is aging as one block: failed caulk lines, chalked and faded south-facing elevations, and decking at the end of its life, which is what makes Villa Rica a volume exterior-repaint market rather than a one-off repair town.

What the job actually involves
Water is the thing that wrecks bathrooms. A good remodel is mostly waterproofing, ventilation and slope, with the visible tile and fixtures coming after.
We use cement board or a waterproof backer, a sealed membrane in showers, and mildew-resistant caulk and paint, because the finish layers only last if the water is kept out of the walls and floor.
How we run a bathroom remodeling job in Villa Rica
- 1
Demo and inspect for water damage
Old tile, tub, vanity and flooring come out down to the framing. We check the subfloor and wall studs for soft spots and rot, which are common around old tubs and toilets in humid climates.
- 2
Repair framing and rough-in plumbing and electrical
Rotted wood is replaced, plumbing is moved or updated, and wiring and fan circuits are brought up to date. Permitted work gets inspected at this stage.
- 3
Waterproof the wet areas
Cement board or a foam backer goes up in showers and tub surrounds, and seams are sealed with a waterproofing membrane. Shower pans are sloped toward the drain and flood-tested before tile when the setup calls for it.
- 4
Tile and flooring
Tile is set over a flat surface with the proper thinset and given time to cure before grouting. Rushing grout over wet thinset leads to cracks and loose tile.
- 5
Vanity, fixtures, ventilation and paint
The vanity, toilet, faucets and lighting are installed. A working exhaust fan vented outside matters in Georgia humidity, otherwise mildew returns. Paint uses a moisture-resistant finish.
- 6
Seal, clean and walk through
Grout is sealed where needed and silicone goes at corners and tub lines. We clean up and go through the room with you.
What moves the price
We will not quote Villa Rica blind over the phone — these are the things we look at on site that decide the number.
- Size of the bathroom and whether the layout stays the same or fixtures move.
- Shower or tub choice: standard tub, tiled shower, curbless or walk-in.
- Tile type, pattern and amount. Detailed patterns and large-format tile need more labor.
- Hidden damage, mostly rot in the subfloor and walls.
- Vanity, countertop and fixture quality.
- Plumbing, electrical and ventilation upgrades, including permits.

Bathroom Remodeling in Villa Rica — questions we get asked
- How long will my bathroom be unusable?
- A typical hall bath often takes a couple of weeks, sometimes longer for a full master bath or custom tile. Drying and curing time is part of that.
- Do I need a second bathroom while you work?
- It helps a lot. If this is your only bathroom, tell us and we will plan to shorten the time it is out, or discuss options.
- Do you handle the plumbing?
- We coordinate plumbing and electrical work and any required permits and inspections.
- Can you convert a tub to a shower?
- Yes, in most layouts. It involves changing the drain, framing and waterproofing, so it costs more than swapping a fixture.
- What if you find rot?
- We show you, explain the repair, and price it before continuing. It is common in older bathrooms and should be fixed rather than covered.
